Solid book, much better than most "no money down" hype.

I received an advanced copy of this book and read it over the last few days. It's got a lot of solid ideas, nothing novel or amazing, but good for beginners who may not know the various strategies. Most "no money down" books (and seminars, and tapes, courses, etc.) are so full of hype and B.S. that they're aggravating. This book was not like that. It had solid information that one can actually use, along with good "case study" type examples for every suggestion presented.

Two things that detracted from the book, IMO. The first was minor, but the author constantly was referring to other articles he'd written on BiggerPockets, and having footnotes to these other articles. Unless one was willing to go to their browser and type all these in and read them, it felt a little silly to have. If the content of those articles were worth being in the book, add them. If they weren't, cut that. But constantly being like "go read this" made me question why I'm reading the book instead of those articles. Like I said, it was a minor thing, and some people may even like that. The reason why I took off a star is that I feel like the book missed some basic no money down strategies. Subject to wasn't even mentioned in the book. Nor was a wrap mortgage. I can understand why the author might not advocate for these, given his stance in the book on only doing owner financing on free and clear properties, but to not even mention these strategies (and the corresponding risks, and let the reader decide if they wanted to take those risks) made it feel like it was missing things. It felt that either the author didn't know about these strategies or that they were deciding for the reader that they shouldn't invest this way (which is, of course, a bit condescending), so not even bringing them up; I'm not sure which it was.

All in all, it's a good book and I think many investors, particularly new ones, will learn a lot from it. If you've ever wanted to know - without B.S. - how you can buy real estate with other people's money and create win-win scenarios, this book will absolutely teach you to do that. And, in the end, that's probably all that matters. I'd recommend it.

Get the book, pass on the audio.

I give the book 4 stars and the audio book 2 stars so I averaged it out with 3. The book has great information for beginners and gives nice examples that can really help new investors understand the concepts. I was not impressed at all with the audio book. If it would have been in Brandon's voice with his natural enthusiasm for the topic I would have provided 5 stars. The reader did not seem excited or understand how to pause and explain certain concepts. It just didn't have a good flow and was missing proper emphasis where needed.. Brandon, redo it with you reading!

I wish I had this book 20 years ago

Taking control of your life through real estate investing seems to be a selling point of television since the last run up in property values. America is enamored by these “flipping” shows however most do not talk about what it actually takes to make it in Real Estate investing. A glossed over highlight which takes place over 30 minutes is no way representational of the reality. But it does make for good TV, right?

Brandon Turner gives a real world approach on how you can go about investing in real estate even if you don’t have the traditional way financing a property or do it on your own. He explains real world strategies, giving examples on how to get it done without the fake promises that have made millions to those pitching the idea on late night infomercials. All the topics that Brandon covers in this book could have books all on their own. Still he gives you the critical information you need in a way that’s simple for you to understand on how you can get what you’re trying to do done. And to me that’s very important. I’ve read a number of books that the author does a poor job of getting their message across. Brandon excels at covering the topics with a simplicity that few have mastered in a lifetime of writing.

I’ve been investing in real estate since 1998. Brandon has given me insight and showed me ways through this book that I could have done much more in less time. This book is a tool. And like any tool it takes commitment from its user to master its use. Mastering only a few sections within this book could have an incredible impact upon anyone’s life. I just wish I had this book 20 years ago.

Divine Inspiration

Thank you Dr. Olukoya for yet another divinely inspired work. Truly a blessing in my life. The reality of Matthew 13:25: "While Men slept the enemy came his enemy came and sowed tares among the wheat and went his way;" is manifested in our lives daily by the hardships we have experienced in life. We take our dream life or the lack of it for granted but your insightful revelations in this book has allowed me to understand that vigorous, fervrant prayer is the key to reversing the wicked seeds that have been planted by the powers of darkness during our sleeping states. No longer will I allow the tares of the enemy to be sewn alongside the fruitful wheat of my life. In the name of Jesus and by the power if the Holy Ghost I cancel every negative demonic dream and I cover myself and Dream life in the blood of Jesus. Amen!

A Great, Approachable Motivational Book!

I've seen Madison on the Million Dollar Listings show, and on Patti Stanger's dating show. But I feel that I got to know another side of Madison after reading this book-and it was delightful to get to know him.

The book wasn't an overwhelming revelation, but I gave it five stars because the language (and the stories) were very approachable, and Madison's energy jumps off the pages. Although I'm not a realtor, I learned tips that will help me (and others) in any business endeavor. And that's the heart of the book-learning mental, emotional, and practical tips to succeed in anything that you choose.

I'd recommend this as a motivational book.

I found "Activate Your Passion, Create Your Career" to be truly inspirational. After I finished reading it I felt motivated to start working on myself and my career. His tips and advice make my dreams and career goals seem more obtainable. I used his outlines to set my 2015 financial, personal and business goals. One of my favorite points he makes is P.O.P. "Look for the positives, find opportunities, and preserve." My new mantra is to make sure to POP every day.

About the Author
Gary Meredith graduated from Western Kentucky University in Bowling Green, Kentucky with a Bachelor of Arts in Psychology. Later, he earned a Master of Arts in Secondary Education and an advanced degree in Educational Leadership. Gary’s career, as an educator, spanned thirty-five years and included a stop on each rung of the educational ladder. As a resident of Bee Spring, Kentucky, his climb began as a paraprofessional at the high school level. He then became a middle school and high school classroom teacher and basketball coach for nine years before accepting a position as assistant principal and athletic director. He served as an assistant principal and/or athletic director for five years before accepting his first assignment as principal. After serving fourteen years as a principal at the elementary and high school levels in rural Kentucky, he retired from the Kentucky Education System. Gary then moved from the second smallest public school system in Kentucky to the fourth largest in the United States to serve seven years as the Executive Director for Doctors Charter School of Miami Shores, Florida. Doctors Charter School is a combination middle/high school in the Miami-Dade County Public School System and achieved both state and national accolades during Gary’s tenure. The school was recognized as one of the highest achieving public schools in the United States by Newsweek Magazine, US News & World Report, and The Washington Post. The school continued to receive the highest state rating of “A” awarded each year by the Florida Department of Education. Also, the school was named a Gold Seal of Excellence school by the Florida Consortium of Public Charter Schools. Following his retirement from Doctors Charter School, he has continued his passion for assisting others in education by providing specialized educational consulting services to public, private, and charter schools. Gary and his wife, Rhonda, have one son, Brett. Brett and his wife, Heather, just celebrated the newest addition to the family, Jackson Bley.

A wonderful sneakily strange work of art disguised as memoir

A wonderful sneakily strange work of art disguised as memoir, as investigative essay, as nothing at all. Midway through you may well decide you've thrown away your money but read to the end. If you're looking for an easy take-away, a strong thesis, bold answers to the questions of the day, that kind of thing -- this is not for you. But if you've ever wished it were possible to write about your best wrong ideas, or about the truth of things you wished were true. If you've ever thought -- isn't the inauthentic just its own kind of authenticity? This is what you were looking for... Not that it discusses abstractions, abstractly, or even much at all. Ms. Veselka relates her odd relationship to the Tlingit Native Alaskans and through this her pursuit of a loopy inconclusive intellectual wild goose chase that uncovers nothing and/or uncovers perhaps the interconnectedness of everything. She does this wittily and yet with a delicate gracious seriousness. This is a writer with the clear eyed discipline to write about seeking connection with a mythic past without being -- well, stupid and sincere, or, and this is the remarkable part, without letting herself off the hook with ironic self-deprecating comedy.

Wonderful and thought-provoking

This is a blend of memoir, history, and an exploration of how we interpret history. The different strands weave together beautifully, and I finished this book both wanting to read more about the history in it and convinced that perhaps I could never really know those stories.

Undecipherable

This may deserve a higher rating, but I am just not into Military Strategy and war in general. All the analysis of the strategies and comparisons were lost on me. I didn't understand it, and didn't care to understand it. I found it boring.
